What does a sinking floor mean?

Concrete floors within a home can sometimes suffer subsidence, which is the sinking of the concrete due to movement of foundation ground.

A building can sink at various localised points or can be spread across the entire footprint of the house foundation, depending on where, and the size of the affected area.

Subsidence, if left untended can be a very serious problem, which is likely to worsen, creating further sinking floors, wall cracks or other significant building damage.

What are the likely causes of subsidence?

Some homes are at a greater risk than others when it comes to subsidence. There are also many geological, man-made and seasonal impacts that can make your home more likely to experience a problem.

Clay soil can shrink, crack and shift during hot, dry weather, and then expand during periods of heavy rainfall, making the ground very unstable and can potentially cause sinking foundations

After a drought, sandy or fine gravel soil is much drier, causing it to move which can impact building footings

Trees and shrubs can also be a factor, particularly if they’re close to property foundations. Some species absorb a lot more water, making the soil much drier

Older properties may have shallower foundations

Local mining activity is another major risk factor. Similarly, former quarry or pit sites can cause instability as fill material decomposes

Leaking drains and water mains can wash away or soften soil, causing it to compact under the weight of a home
