Overview
Mainmark UK was engaged to address a significant subsidence issue affecting a warehouse facility, where the concrete slab had sunk by over 100 millimetres. This issue was causing distress for employees and operational disruptions. Mainmark’s Teretek® resin injection technology was chosen as the ideal solution to lift and stabilise the slab, ensuring it returned to within 10mm of its original position. The project was critical to restoring the functionality of the warehouse and ensuring the safety of the employees.
The problem
Approximately two years prior to Mainmark’s intervention, the management team of the facility identified a subsidence problem during routine health and safety inspections. The concrete slab in the warehouse had dropped significantly—by over 100mm—posing both operational and safety risks. As the problem worsened, it became clear that a structural solution was needed.
Key challenges included:
- Severe subsidence: The slab had sunk by more than 100mm, causing significant unevenness across the floor.
- Operational disruptions: The uneven surface was causing difficulties for staff and impeding the smooth operation of the warehouse.
- Minimal downtime: The solution needed to be implemented quickly and efficiently to minimise any disruption to the business operations.
The Solution
Mainmark UK proposed using their advanced Teretek® resin injection technology, a non-invasive and efficient ground improvement solution. The Teretek® system involves injecting an expanding resin mixture into the ground beneath the slab, filling voids and lifting the structure back to its original level. This process is faster and less disruptive than traditional underpinning methods.
Key steps included:
- Preparation: The warehouse floor was cleared to allow Mainmark’s team to begin the injection process. The team drilled small holes through the slab at targeted points to inject the resin.
- Resin injection: A two-part mixture—a resin and a hardener—was injected into the ground at a depth of 1.5 metres. When mixed, the resin expands, creating foam that fills voids and cracks, lifting the slab back into place.
- Precision lifting: Mainmark’s process allowed for precise lifting of the slab, restoring it to within 10mm of its original position. The use of highly accurate laser monitoring equipment ensured that the lifting process was controlled and safe.
Challenges
The project needed to be completed efficiently, with minimal disruption to the business. Mainmark’s Teretek® resin injection provided the perfect solution:
- Speed: The entire project was completed quickly, significantly reducing the time needed compared to traditional methods, which could have taken weeks.
- Non-Intrusive process: The resin injection process is minimally invasive, allowing the business to continue operating with little disturbance.
- Customised solution: Mainmark tailored the injection process to suit the specific subsidence issue, ensuring the slab was lifted back to the correct height.
The Result
Mainmark successfully lifted and stabilised the warehouse floor, reducing the level difference to within a 10mm tolerance. The process was completed with minimal disruption to daily operations, allowing the business to remain fully functional throughout.
The client was impressed with the efficiency and professionalism of the Mainmark team. They highlighted the clear communication, knowledgeable staff, and minimal disruption to their operations.
Client testimonial
The warehouse management team was highly satisfied with the outcome:
“It’s been a very good process from our point of view. Mainmark has delivered everything they promised. The team was professional, knowledgeable, and they worked with minimal disruption to our operations. I would 100% recommend them to any business.”
Conclusion
Mainmark UK’s Teretek® resin injection solution provided a fast, effective, and non-intrusive method for lifting and stabilising the subsided warehouse slab. The project was completed to the client’s satisfaction, with minimal disruption to operations and within the required tolerance levels.
