Historic movement had affected a traditional two-storey semi-detached property in Bishopston, Bristol, with evidence of previous cracking and repairs throughout the building. Following site investigations, drainage surveys and ground investigations, Mainmark was engaged to improve the ground conditions beneath the foundations to reduce the risk of future settlement.

Using Teretek® engineered resin injection, Mainmark delivered a non-invasive ground improvement solution that strengthened the soils beneath the property while minimising disruption to occupants and avoiding extensive excavation works.

Challenge:

  • Historic foundation movement had resulted in cracking and previous repair works throughout the property.

  • A solution was required to improve ground conditions beneath the foundations and reduce the risk of future settlement.

  • Works needed to be completed with minimal disruption to occupants.

  • Extensive excavation and traditional underpinning methods were to be avoided.

Solution:

Mainmark deployed its proprietary Teretek® resin injection technology to strengthen the soils beneath the affected foundations. The scope included:

  • Review of drainage survey and ground investigation data

  • CCTV drain monitoring during treatment works

  • Installation of a targeted injection grid beneath the treatment area

  • Teretek® engineered resin injection to improve ground conditions beneath foundations

  • Laser monitoring during injection works, sensitive to 0.5mm movement

  • Pre and post-treatment validation testing using dynamic penetrometer equipment

  • Digital recording and verification of all injection data

  • The non-invasive methodology enabled treatment through small diameter injection points with minimal disturbance to the property and surrounding area.

Outcomes:

  • Improved ground conditions beneath the foundations.
