Teretek® Resin Injection

Overview

Mainmark delivered ground improvement works at a new Next retail retail unit in Canterbury to enable the installation of a new mezzanine floor to extend their floor space.

With 60 columns designed to bear directly onto the existing slab, Teretek® resin injection was used to improve the bearing capacity of underlying soils to depths of up to 2m. The works were completed within a single 7-day mobilisation, with minimal disruption to ongoing construction activities.

Mezzanine Floor Added to Next Retail Unit, Cantebury

Challenges

  • Increasing capacity bearing beneath 60 column locations

  • No provision for new foundations

  • Made ground present to ~2m depth

  • Working within a live construction environment

  • Restricted access area (<150m²)

  • Coordination with services and drainage

  • Requirement for validation testing

Solution

Mainmark implemented Teretek® resin injection to strengthen and densify the ground beneath each load point.

Technical approach:

  • Service detection and CCTV drain monitoring

  • Pre- and post-treatment DCP testing (Pagani DPM30)

  • Installation of 16–20mm injection points through the slab

  • Resin injection to depths up to 2m

  • Real-time digital monitoring of injection data

Ground improvement achieved through:

  • Void filling and soil densification

  • Increased stiffness and cohesion

  • Formation of a composite resin-soil matrix

Outcome

Completed within programme, the works delivered:

• Improved ground at 60 column locations

• Increased load-bearing capacity for mezzanine installation

• Uniform treatment to ~2m depth

• Minimal disruption and no excavation

• Efficient delivery within a compact footprint

Validation via dynamic probing results, recorded injection data and controlled ground response during treatment

David Hedley, Infrastructure Lead says:

'This project highlights the value of our Teretek® solution as a fast, cost effective alternative to traditional foundation methods. We were able to complete the works with minimal impact on the wider programme, while maintaining flexibility within a constrained environment. The fully monitored nature of our process also gives clients confidence in the performance and reliability of the outcome .”

Ground strengthening to add mazzanine level at Next store

Sustainability and  Asset Performance

  • No spoil or excavation

  • Reduced materials and carbon impact

  • Efficient reuse of existing slab

  • Long-term ground performance

Client benefitted from a fast, cost-effective alternative to new foundations, with minimal impact on programme and other trades. This flexible approach for constrained environments
